Terms and Conditions

1. Whole-villa booking

Every booking is for the entire villa, exclusively for your group. Rooms are not rented individually.

2. Guests, children and pets

• 6 guests are included in the villa price.
• Up to 6 additional guests may be added for ₹1,000 per person per night. A mattress is provided for each additional guest.
• Children up to 5 years stay free and are not counted. Children above 5 years are counted as guests and charged accordingly. You are asked for each child's age when you book.
• Only small pets are welcome, at ₹1,000 per night. Please select the small pet option when you book.
• Visitors and events are not permitted without the host's prior approval.

The price is calculated automatically from the dates, guests, children's ages and pet option you choose, and is shown in full before you pay.

3. Check-in and check-out

Check-in is from 12:00 PM and check-out is by 10:00 AM. Early check-in or late check-out depends on availability and must be agreed with the host in advance. Staying beyond check-out time without approval may incur an additional charge.

4. Prices and payment

All prices are in Indian Rupees (INR). The total shown at checkout is the full price of your stay; where GST applies it is shown as a separate line.

Payment is taken in full when you book, online through Razorpay (UPI, cards, net banking and wallets). Your booking is confirmed only after your payment is successfully verified. The dates are held for 30 minutes while you complete payment.

You will see a booking reference on screen once your booking is confirmed, and we send a confirmation by e-mail. Please keep the reference for check-in and for any query.

5. Identification

All adult guests must carry a valid government photo ID (such as Aadhaar, passport, driving licence or voter ID). Foreign nationals must present their passport and valid visa. We may refuse check-in if identification is not provided.

6. Cancellation, refunds and date changes

Cancellations and refunds are governed by our Cancellation and Refund policy. Date changes are subject to availability and the host's approval; please contact us as early as possible.

7. House rules

• Please treat the villa and its in-house Sai Baba temple with care and respect.
• Keep noise to a considerate level, especially at night, and respect the neighbours.
• Smoking, illegal substances and any unlawful activity are not permitted on the premises.
• The number of people staying must not exceed the number booked.

8. Damage and loss

Guests are responsible for damage to the property, furniture and fittings caused by them or their visitors, beyond normal wear and tear. We may recover the cost of such damage. We are not responsible for loss of guests' belongings.

9. Right to refuse or end a stay

We may refuse or end a stay, without refund, if these terms are breached or if the safety of guests, staff or neighbours is at risk.

10. Unforeseen events

If the villa becomes unavailable because of circumstances beyond our control, you will be offered new dates or a full refund of the amount you paid.

11. Governing law

These terms are governed by the laws of India.
